Uniforms for Marta and Liza: Personally I don't see why this is necessary. Work places all over the country (including major banks that used to have very strict dress codes) are much more casual than they used to be. At the very most they could wear an ID badge on a lanyard with an M & R logo on it to identify them as an employee. I don't think they need name tags. Random delivery people and visitors don't necessarily need to know their names. 2. Recycling bins: I've complained about them being overflowing more than once. Given my short stature I can barely reach over the small bins to throw my recycling inside. To think that I could actually reach to lift the lid off any bin would be ridiculous. This is the job of the super. He should check each day to make sure there is an open bin or two to use. There is no excuse for closed bins other than making sure 1 bin is filled before another is opened. He should be staying on top of this. Isabel Albert |

I sometimes hang it on a special hanger I have, to dry out a bit before I roll it up in my towel or put it in a plastic bag to bring it up to dry on a hanger in my bathroom. This week suddenly it has disappeared, so I have certainly searched my apartment & cannot find it, plus I looked in every locker & it is definitely not there. So I'm wondering if anyone has mistakenly picked it up with theirs & taken it to their apartment , so I am going to offer a reward of $100. Because that is what it will cost me to get one with the front long zipper. Mine was sleeveless and the legs were half way to my knees, so very comfortable. I suggest that a Letter of Complaint be sent to the tenant who's displaying the offensive lightning (easy to calculate their apartment number), the supers in both buildings, and M&R management. The lights stay on and glow and flash 24/7. I m also claustrophobic so I dont have window coverings by choice. I am in a north east emd unit on a lower floor. This 55 unit appears to be almost directly across. Anyone else being disturbed by this . I mm actually physically unwell (think epilepsy and flashing bright lights) I mm open to suggestions. You think our Super would call 55 to report? Even if they could be turned off at night for a bit but 24/7 bright gliwing neon blinking green lights. Just my luck. Thanks |

This has been going on for close to a year and has been reported a few times to the management/supers. Last night it was particularly violent. I haven t reported it as I have done before because there need to be others as well. So far about 3-4 people have done so, but it keeps going on. It is definitely coming from 1009. Actually, I have submitted a detailed account of what s going on there (one week report) and was told to call supers for them to hear where it s coming from. Yet the supers told us not to call them at night. So more people need to be aware of this and report it and/or call supers at night. It could be a monthly meeting to help residents figure out their Tablets, iPads, Computer, Phones etc. Things that we can discuss are loading Apps, downloading stuff like books, magazines, videos, opening zipped files etc. As well as figuring out glitches and a number of other problems. While I m no expert in these things, I figured that others in the building might be and might want to help out. M & R has committed the use of one of their quiet rooms in the building because they are already set up with Wifi which we will need for this. I m going to plan on having the first one early in January and we can plan other dates after that. "In almost all older buildings, corridors are an integral part of the ventilation system: slightly pressurized air is pumped into hallways lined with apartment doors that have a gap of a centimetre or two at the bottom. In terms of your request to share concerns, I ve noticed we have quite a few new people in the building and, along with that, a new tendency for people heading into the parking garage to follow you in rather than use their own key fob. This is dangerous and I ll tell you why and I m surprised we haven t has our garage targeted for theft before now. If this has happened to you, do you ever wonder whether the car following you actually pays to park underground in our building. With many empty spots open, it s easy to park once you re inside - and easier to leave. Why would anyone do this? There are a lot of automotive break-ins these days - stealing anything from valuables left in cars (visible or otherwise) to airbags and - lately - catalytic converters. Could you imagine the heyday these guys could pull off in a simple overnight? It s not like the cameras are going to helps out. So, please enter ONLY with your key fob. It guarantees you re a Good Guy versus a Bad Guy. Anything less is sheer laziness and potentially dangerous. Years ago, I followed a car in (using my fob) and watched (captured on my dash cam) as someone indoors stomped on the air hose to open the exit door - while a large car full of kids entered through the out door. As the hose-stomping kids got back into the car, I naturally followed them down to the lower level and parked in my spot as they carried on to the space near the large air circulation fans. I sat in my car and waited as the music started to wail and the boisterous conversation got louder as these guys stood outside the car, smoking and drinking (from a lovely array of 26-ouncers sitting atop their roof. I approached them (never wise) and told them that this was no place for a party and that, given the age of most of our residence, that all this noise, etc. might frighten some. I got the usual respectful answers and continued on inside, hoping they didn t note where I had parked. I then contacted the then-Super (June) with my concern (it was after 11pm). What we SHOULD have done was requested the police as they were basically trapped downstairs had a squad car entered. But we came downstairs and confronted them - June even brought his camera! When he recognized one of the kids as the son of a resident (forbidden to drink alcohol based on religion), it got spicy. They left. I kept the dashcam footage - only because I couldn t believe how stupid people can be sometimes. Use your fob. Don t piggyback. I have stopped on the ramp before and the people following have been 'less than pleased to be treated this way. People should understand how potentially foolish this is - because you cannot see who s driving in the vehicle behind you, even if you did recognize them And while I m at it .why do people honk their horns at every turn when entering and leaving the parking garage??? We have mirrors and most cars have running lights. It s an awful noise to contend with which is entirely unnecessary. Thanks. After the Rogers tech visit last week the lobby watch channel worked for a few days, but by Friday 28 October it gave a black screen again, so a Rogers technician came and once again promised that the maintenance department will fis it within a few days. The saga is becoming tiresome. I wonder if Mr. Rogers knows how much Rogers is spending for 2 groups of tech reps to come to "fix" this every week. |

When thr Rogers technician arrived at 4 PM Thursday 20 October, the lobby watch channel was working, and it is still working 22 October. It had worked last Saturday, but was either all black or all hash the rest of the time up to Thursday morning. The technician said he was aware that other clients have the same issue. He will refer it to Rogers maintenance to find the problem and fix it. |

I discovered this evening that the heat is on. My thermostats were set to Cool, which means when the temperature in the room is above the setting the fan blows continuously, trying to cool the room, which just makes it warmer. So that explains why I had to open some windows before I switched the thermostats to Heat. |

M&R advised today that the leak in the B level corridor is from the air conditioning piping, so air conditioning would have to be turned off to repair it. It is understood that the current plan is to repair the leak during the switchover from air conditioning to heating. |

In fact contractors left a bag of broken plaster untied on top of a bin of my shoes and slippers which split when I picked it up not recalling why I had a placed a bag there (and didn t it seems). Plaster , dust everywhere. I have worked my entire life in housing . When asbestos remediation is warranted , tenants are told through building code notices of the issues and steps to mitigate health and safety risks BEFORE a project begins. Did I save my caulking, shards of glass and plaster as exhibits of improper clean up - no, I simy cleaned up after contractors. Now I m second guessing what I touched and certainly would have taken more care had I known there was even the smallest asbestos exposure risk. This letter is infuriating at best. Shame on management for not disclosing this to tenants in advance. |

Ontario Asbestos Guideline Type 1 while common and low risk when left undisturbed does have regulations to ensure proper removal as it becomes dangerous when drilled or cut into (which is necessary to remove it!) Since that is when the fibers are released into the air. I don't know if our unit had that particular caulking but I can tell you those regulations were not followed for the work done in our suite. history. We moved here in May 2012. Our monthly rent is now 1.182 times what it was in 2012, an increase of 18.2%. In the same time frame, the Consumer Price Index (CPI) increased by a factor of 1.246, an increase of 24.6%. So despite one AGI of 0.9% a couple of years ago, our rent has not increased as quickly as the Consumer Price Index. This is not especially consoling for retirees on fixed pensions, but our rent increase has not been exhorbitant when compared to the overall cost of living. |

As the cost of rental housing spirals upwards in Toronto, there is growing concern that the use of Above Guideline Increases (AGIs) could be a legal method for landlords to raise the price of rent well beyond the yearly cap. Since there is no limit to how many times over the course of a tenancy a landlord could use an AGI, the process could be ripe for misuse, critics of the system told the Star. AGIs are a complete scam, said Geordie Dent, executive director of the Federation of Metro Tenants Association. Tenants are baffled and furious about these things. Many landlords use AGIs year after year to legally increase rent beyond the annual rent cap of 1.2 per cent on buildings occupied before 2018. Dent said the rationale for AGIs was initially to incentivize landlords to proceed with repairs. Instead, one report argues, the system could serve to exacerbate the housing crisis and price tenants out of their homes. The landlord (often) is getting money from the equity of their building in addition to the rent money, Dent said. Meanwhile, landlords can then claim tax credits on the extra expenses. Shubs, who has lived in her building since 2005, has seen multiple AGIs implemented over the years and feels the system could lead to issues for renters who can t afford the jump in price. While Shubs feels she can afford the new increase she s facing, she told the Star she worries about the effect AGIs can have on Toronto s supply of affordable housing. Since tenants might not have the expertise at hand to question whether particular capital expenditures were required, it means landlords could have the upper hand in justifying the rental increase to the LTB, he explained. The deck is sort of stacked against tenants, he added. Dania Majid, a lawyer with the Advocacy Centre for Tenants Ontario, agreed with Ries s conclusion. AGIs are often used by corporate landlords, she said, and are often utilized to circumvent annual rent increases. I m entirely sympathetic to Kathy s complaints about the work at #45. Her proximity - and that of hundreds of tenants - to the relentless noise and vibration must be unbearable. I live on the south-facing wall of #35 and find it appalling that we have no choice but to endure the noise. Cynics will reply that complainers are free to move but the expense and massive inconvenience of moving makes assertions of such freedom an insulting joke. Tenants at #35 have endured nearly a year of stress, anxiety, lost income, and - in some cases - days of actual non-access to their rented apartments during the installation program. H&R s attitude was clearly outlined in their initial, thuggishly-toned letter to tenants which threatened illegal fines for tenants deemed uncooperative. Tenants objected and an air of civility was established, but M&R s window replacement program lurched ahead. I have asked many tenants about their experience with the window installation. Descriptions range - from shock at the inadequate covering of furniture and possessions, mess left (glass shards, dust) and delayed completion - to less-critical accounts, although a large majority resented the stress and inconvenience for which M&R has offered no compensation. Many letters of complaint have been published here, along with a few I m-All-Right-Jack! notes. While such people are free to describe their happy experiences, the effect is to diminish the importance of the complaints of others. Whose side are such people on? I m sure M&R appreciate their candour. This site appears to be used by less than one-third of our tenants. If there s a mandated Tenants Association, I m unaware of it. Our complaints (odours, garbage, drains, burglaries, security) need to be known and shared among us tenants, and we need to respond to issues as a group, rather than as individuals. Today thinking that the office windows at 35 were being replaced , I intentionally left at 5 am and returned 1130 am hoping the loudest work would be complete. I entered my apt. My walls were humming/vibrating, there was jack hammering and ongoing loud bangs when I realized this was coming from the construction at 45 and not the 35 window replacement. I am in 608 so the generator is literally humming outside my diningroom window. My windows are all closed. Im on the stairwell so the vibration goes through the metal columns causing my walls to hum. The bobcats they re using to scrape and remove asphalt have the workers bucket dropping and banging loudly on the ground every 2-3 minutes. This work per 45 office will continue until tbe end of Nov. 2022. Having been the victim of 45 s balcony and window replacement, then underground and surface parking project, combined with our 2 yr garage, lanscaping and then window replacement, I am quite literally going to lose what is left of my sanity. I do not recall in the plethora of notices at my door and posted anythjng warning of the pure hell 08 tenants especially those closer to the ground were about to experience. I'm in 906 and my super-power is an ultra sensitive nose. I've lived in the building since 2015. So far I haven't had any of those awful smells in my unit. However in the hallway I occasionally (rarely) smell cigarette smoke or incense. Once in a while there are cooking smells but not really stinky ones. Nothing long-lasting. So far my water tastes ok, but I've noticed some fluctuations in water pressure especially in the night time. On the topic of washing machines with 8 minutes on them. Is it possible someone unloaded their machines with 8 minutes left and you used those machines? I don't know if a new wash cycle can start if there are minutes left from the previous cycle. Anyway Coinamatic has a website where you can post a service request and ask for your money back. Ed Note: When I closed the door and saw the machine start with 8 minutes to go, I opened the door and put my wash in a different machine. I then closed the lids on the two machines with time remaining, so they would time out. Re: the heating/cooling system change, I've sent Raphael a list of questions because once again furniture will need to be moved and covered and I will need help. My main question is whether the work is limited to only the living room because I don't want to board my pets again. Or does any work have to be done in the bedrooms too. As for the water. We think the drinking water is very good and has always been. My complaint is the water pressure is very low and you have to let the water run a long time until it gets cold. The low pressure also makes washing the dishes more difficult. My last item is the cement stones in our beautiful back area. We spend a lot of time out there and some of them have lifted and if they are not repaired an accident is waiting to happen. We love living here and really have no serious complaints so to our handsome property manager Raphael pleaseeee get a tv put in the gym so I wont be so bored when I get on the treadmill. The posted hours for the medical clinic in the Pharmasave say 10AM-6 PM Fridays. When we arrived at 10:10 AM we were told that the doctor does not arrive until 12 noon. The website,(MD Clinic Hours (bottom of the page) gives the hours as 12-6 PM Monday - Friday. The receptionist, however, is there from 10 AM. |
This morning when I closed the lid on the washer after loading my laundry, the washer started to run and showed 9 minutes
left. I did not know how to cancel it, so I put my laundry in a different washer and closed the lids on the two washers
with 9 minutes left. When I went back 30 minutes later, both washers were finished. How does one cancel a wash cycle before it is timed out? |

These unwanted odours are worst inside our apartment then on our balcony or even in the hallway. In our case, it's often food/cooking smells and bleach but even stronger and more frequent are cigarettes and marijuana odours. We are both non smoker yet you could think someone is constantly smoking in our apartment, particularly in our kitchen. We have multiple hepa-rated air purifiers but the odours are so strong and so frequent that the purifiers only make a small difference. A little while back, the vents in the bathrooms were looked at by management and found to be defective as they were pushing air in instead of out. They were then 'fixed' but that only lasted a few days and airflow seems again to go the wrong way, meaning we also get bathroom outdoors from other apartments. We haven't been able to identify the source of these smells but it would be great if they could be dealt with! We have been here 11 years and this wasn't an issue at all before, it started only in the past 3 to 4 years. Lydia |

During that time, our apartment has been almost constantly fillled with toxic chemical and offensive organic odours of unknown origin - and the problem is getting worse. Difficult to name, precisely, the odours range from: detergent-like; paint/varnish; rotting, urine-soaked drywall; open sewer; food preparation-like/burning food. We are baffled by the source of these odours. While they can sometimes be noticed when one is standing on the balcony, they are most noticeable inside, with the windows tightly closed! I suspect that the source of these offensive smells is the heating/cooling system. Our apartment is an 06 - meaning, of course that we live in the 06 stack. Stack is an architect s term for chimney and in our case, may refer to the internal vertical route of heating and cooling lines. Are these offensive odours an accumulation - borne upwards by air currents - of garbage and maintenance smells through the stack? It would appear so. I have questioned tenants at random about unwanted odours. Another 06-er said she has experienced constant varnish-like odours, an 07-er complained of relentless cooking odours, and an 08-er complained of toxic smells. The problem is getting worse, and the effect is increasingly sickening. So far, management has been unresponsive to my complaints. However, with its 40+-year history, management can hardly be unaware of this problem Do any readers suffer such odours? If we can identify certain (or all?) stacks as odour-sources, we should consider lodging group/tenant complaints. I suggest that readers with similar complaints write to this invaluable site, title your note ODOUR COMPLAINTS, and cite your stack (the last 2 numbers of your apartment), so that the problem can be assessed and a course of action decided on. My husband and I were looking over the photos of your apartment before and after the window installation. It's unfortunate that this happened but we noticed that yellow painters' taped was used to secure the flimsy painters plastic that was used to cover your furniture and cupboards. We have previously used this type of painters tape and have found that it doesn't stick to surfaces very well and the moment the windows were removed from your unit, the gusts of wind would have blown through the apartment and have easily pulled all your tape and plastic covering off the furniture. We used masking tape to secure our tarps - yes we used heavy tarps for our furniture and the flimsy painters plastic that we did use - we doubled up and secured with masking tape. Even with these preventative measures, we still had dust everywhere and I had to wash our floors three times to get everything up. As for hand prints all over your computer, this may have well come from the workers trying to put back the fallen plastic. While your situation is regrettable, these workers are required to get in and get the work done in a prescribed time frame. Danielle |

I don t presume to know other people s experiences, but felt I needed to add mine. On June 17th I was scheduled for surgery and with the possibility of this construction during my absence, I was in trepidation as to what I would find when I returned. I informed the office of my predicament and I checked to make sure that I was on the list of people who needed help readying the place. Despite my diminishing mobility, hence the surgery, I did quite a bit to get the place ready. However at a certain moment I ran out of energy and time and hoped for the best when the crew would come in. A few weeks later my roommate was notified of the timing and that night she sent me a walking video throughout the apt., to let me see what had been done to prepare it for the entry of the construction crew. I was amazed how they had finished my work in moving everything relevant and covering absolutely everything in tied down plastic, except for 2 ceiling lamps. When I returned after my almost 6 weeks in hospital, I entered with caution, despite being happy to be home. To my surprise and joy, the clean up was amazing. All plastic was gone and no dust was to be seen anywhere, including on the 2 uncovered lamps. All heavy pieces were back in their original spots except in the master bedroom. That was by request via a note on the bedroom door, due to the pending painting of that room. I cannot tell you how pleased I am with the windows and the quality of the work. All that is left to do, is the outside removal of the excess yellow weather insolation "gloop", which will probably be done when all the units have been completed inside. The old windows leaked like a sieve on windy/cold days, so I am certainly pleased for their departure. After the review and comments from many tenants we spoke to, we were expecting a dusty return to our apartment following the new windows installation. We took great care in preparing our apartment, moving everything we could out of the way and spending over 12 hours in covering everything in protective plastic. We even purchased painters tape and other, stronger, plastic coverings to be sure our personal items would not be damaged. We book and paid for 3 nights at a pet friendly hotel to ensure ours and our 2 cats safety and ensure the workers would have no one in their way. We took great care. The workers, and M and R, did not. Not even a little care. In fact, they went as far as removing plastic covering on our things, including our computer equipment, beds, living room furniture, kitchen countertops, etc. They clearly made themselves very comfortable and used some of our furniture and appliances, uncovering whatever they felt like they were entitled to use our look through. They also for some unknown reason unplugged some cables that run throughout the apartment and unlock a storage container on our balcony. We can by late evening on day 2 to find the place trashed. Our things that we went to such great lenght to protect left covered in dust and even insulation found on a desk located no where near a window. A bleach bottle was left behind as an unsafe welcome back for our pets. They hit and damaged a nice wooden frame that I have had for over 20 years. Our floors are dirty and sticky in some areas. The sensitive appliances and equipment we covered were left out in the open to be filled with dust and we don't know yet it they will still work and if so for how long given the large amount of dust that would have gotten inside them. If someone from M and R was here to supervise the workers, as they should have been and should always be when contractors are let into tenant's space, it clearly doesn't show and we are still awaiting an explanation as to how this flagrant and willful negligence could have happened. To say we are disappointed doesn't even begin to cover it. For the few people that still have to get their windows done, my one recommendation to you would be to stay on site. I wish I could tell you that I was whisked away post surgery to some lovely sandy Greek island for my post surgery convalescence. No such luck! My predicted 5 day stay turned into a 28 day agony fest. My surgery was done at the first totally technologically interactive hospital in Canada, open since June, 2021. Cortellucci-Vaughan Hospital is a phenomenal facility with fantastic staff in all areas of care. Unfortunately even that couldn t avoid a once in 18 years fluke of the knee prosthesis falling apart and becoming deformed through physio therapy, before the calamity was discovered. So a week later I went back for another complete replacement. The reigning theory is that my infrastructure of flesh, tendons and muscles wasn t strong enough to support the prosthesis. Therefore for 6 weeks I have to wear a Zimmer brace 24/7. After that we ll see. Plan B after that if it doesn t work is too drastic to think about. After 28 days in hospital, yesterday I moved to St. John s Rehab Centre for an undetermined length of time. So no Greek islands now either. This is a wonderful facility surrounded by huge trees and even a lovely little rose garden. Excellent care, which I learned during my 3 weeks here, after double by-pass surgery seven years ago. All this to say I don t know when I will see any of you, but I do hope that you are enjoying the seemingly incredible weather we are having of late, along with the varied possible activities of summer. |

The Rogers internet and phone outage 8 July 2022 reminded me that when I switched to Rogers from Bell in 2014 I had had Bell for
fifty years with never an outage, even during the ice storm when I lived in Montreal in the late 1990s. We changed because the Bell internet service was less than 5 Mb/s, since Rogers has an exclusive deal (questionable?) with M&R for their buildings, so Bell cannot install fibe. We have not switched to internet based Insignia, so we had Rogers cable TV throughout. Unfortunately, once we had seen the news there was nothing else of interest. This morning our phone was working, but I had to reboot the modem to get our internet working. |
The fire alarm sounded about 2 PM Thursday 7 July 2022. By the time I turned on the lobby watch channel, six firefhghters were milling around in the front entry. One of them went over to turn off the alarm and they left. Then three more firefighters appeared from the lobby and left. Paul announced the all clear, with no comment as to the cause of the alarm. |

Can you please advocate for those tenants who have respiratory issues, chemical allergies, etc that if the landlord will not spend tbe money on eco friendly products to ready vacant units, then at least have the decency to have tbe contractor open unit windows and use a fan to direct emissions out through the window and not into our poorly ventilated hallways. I will be sick all night now having breathed in those toxic fumes and with all the products on tbe market, no tenants should be exposed to this unnecessarily for the sake of a few bucks. Marg Lynn had a bad cough for a couple of days. A home test Sunday morning 26 June was positive so we went to a test clinic Sunday afternoon. A phone call from Michael Garron hospital Monday 27 June confirmed that the test was positive and Marg should isolate until Thursday 30 June. As of Saturday 2 July the symptoms have gone away, except for some fatigue. |

It was west of the back door. I reported this incident to the management office but a notice has not yet been posted. Please note that NO ONE is allowed to dump clean or dirty water off their balcony. Instead you can flush it down the toilet. I had done a massive amount of prep and spent a fair bit of & on canvas, painting sheets and Rubbermaid tubs - had I known what these guys could do I needn t have bothered. Damn. The blinds were taken down and stored. The next day, I carved out a small hole in my kitchen to weather the storm: with a straight, backless wooden chair, a laptop, noise-cancelling headphones and a jug o coffee. The workers were polite, efficient and had the whole place gutted and done before 1:30pm. I have zero complaints (and don t I often lead the pack?) and think the new windows look great - and are more functional at keeping noise out and letting air in. Now I need to wait for the various other stages that must be done to finalize the deal . And, yes .my back is killing me. But that s a small price to pay for this improvement. ![]() E |

Most Wynford Tower residents wear masks, so I feel uncomfortable when a maskless person gets on an elevator with us. Now that there are three elevators in service, therefore, I am thinking of asking management to designate elevator #1 as mask optional and the other two as masks mandatory. Then I will feel okay asking someone withut a mask who tries to enter elevator #2 or #3 to please use elevator #1. I cannot decide whether this is a ridiculous suggestion, or does it have merit? When I opened windows for ventilation Sunday 15 May (outside temperature 28C), I realized that my new windows have 26 sliders to
open or close. And the blinds have to be open all the way across rather than just part way to one side. The extra sunlight kind of
defeats the purpose of the open windows. Time will tell whether 26 small sliders are easier to wash than the old large sliders. |

I enjoyed the view from my balcony. As tenants we have to be realistic. Consulting with tenants is not realistic as while some of us have called this home for a number of years tenants move in and out more frequently. I know on my floor there are some tenants who are here short term. We are the only ones left on our floor that have been here more than two or three years. Everyone is entitled to their opinion and some of us have health issues that prevent us or cause concern. The option is to move but finding something better is challenging but may be necessary. Fortunately I have a vehicle and can drive to parks away from the building to walk my dog - inconvenient , but safe. Tonight, and this is a rarity , I attempted to walk my dog out the front at approx 9 pm. I found shards of glass outside the front lobby door, smashed glass all along the driveway and on the walkway. There was also a trail of foam/insulation /broken chunks if plaster all along the circular drive. It s simply not possible to have missed this amount of crushed glass and insulation which leads me to assume no clean up was carried out. Such a danger to seniors, young children, and animals using our walkways esp now with the warm weather having arrived. I m not sure anyone else noticed this today. I thought I would share in this forum, however, I can certainly let management know my safety concern as well. |

Feeling imprisoned in my unit and will now have to look for a new home after living here for decades. I have reviewed many of the notes in this hand WTRA Newsletter and am left confused on one hot topic. I am not a fan of pigeons, even though I m a bit of a nature nut. These raccoons of the air took over my balcony last summer and decimated it - nesting, eggs and 8 of pigeon poop EVERYWHERE, not to mention their Dambuster Dive-bombing of my balcony sliding doors and all the furniture within I am away enough in the summer that this activity escaped me. Unless you re there to shoo them away, they are relentless visitors who poop as much as Canada geese, it seems. My question is - IS there a sanctioned solution to solving this problem that M&R supports? I ve read about all these makeshift solutions but am haunted by that silly tin sign the balcony renovators left on the wall, noting that nothing could be added to the balcony. At one point, the very helpful Christine was going to put up a netting to solve the problem and was not even going to charge me for it. Wish I d taken advantage of that offer - because having her do it would be M&R-approved. All these other solutions I keep reading about would certainly get us in hot water with the building, once they were aware of it. What can be done - officially? Has M&R ever said? Three emails today from Rafael Tablada explain that the excess garbage complained about in an earlier post was caused by a tenant
moving out. The tenant has been contacted and will pay to have the excess garbage removed Wednesday. Rafael also points out
that tenants must act responsibly, by breaking down boxes and not using black garbage bags for the blue bins, etc., etc., in order
to assist our staff in keeping the building clean and tidy. We have contacted and notified the guilty party and that they agreed to send a private garbage collector to pickup all their refuse. Accordingly, the scheduled pickup of their garbage is Wednesday, April 27th, 2022. I have copied Bill to let the Association also know that we need the cooperation from all residents and whatever we do in the building to keep it clean, there will always be some irresponsible tenant that is causing the mess. If only all residents follow the rules, then the building will always stay clean and tidy. Good Morning Bill , in 1807 Have other tenants in our building who have the new windows, been kept awake most of the night? 3 or 4 nights ago, I think it was Thurs. the 21st by rattling windows , which were all closed tight, plus there was a howling sound. I know the wind was exceptionally strong that night I think it was Thursday night. Apr 21st. The bylaw officer later called me to tell me that they have ordered new wheels and other equipment for the elevators, supposedly they will diffuse the noise. Alas, the noise is still interfering with the peaceful enjoyment of my unit. I do believe this has been so poorly handled by the current supers here. I had reported this because I felt if someone puts force the pane will come out. The window rep came and advised that once the weather stripping settles they should slide properly so until then I make sure there is no tilt when I open and close the window and all edges line up. Lori At supper time Monday 18 April 2022 the lights flickered, the first time that has happened since we moved here ten years ago. The interruption was not long enough to cause cmputers to trip off, but about 8 PM we noticed that the air coming from the heaters was cool. Heat returned about mid-morning Tuesday. No information as to whether the power flicker caused the furnace to trip off, or if an eletrical fault in the furnace caused the lights to flicker. |

We returned to our apartment around 4:30. The windows were closed and since I have a strong sense of smell i could smell the caulking. I opened two windows in each room and put on my air filter. We walked around in our shoes as others had reported glass and aluminum shavings. Using a broom we swept each room. There were a few not many. Once that was done we started removing the plastic covers. There was powdered dust everywhere. On the advice of a previous tenant e mail, we had stocked up on swifter cloths for furniture walls and floors. We went through boxes as it was the only thing that removed the dust. We had to, over the next two days, dust each room at least twice. Then went over with the vacuum. I must say that once the cleaning was done, there has been little dust and before we were dusting daily. There is definite improvement. On a side note two of the windows are tilting when sliding. This was reported and is being looked into. Not a big deal but felt it necessary to report it. |

The tenants have changed and rules have changed. When we moved here it was an adult building and no pets. Today it is not. I am fine with that. I have grandchildren and they have pets. Having said that, I am not taking sides only expressing my opinion. Dirty elevators and garbage being strewn is partly the responsibility of the tenants. We live here, this is our home and while cleaning of common areas is the responsibility of the supers we, the tenants must share this responsibility. I have seen spit on the garage floor as I m walking to my car. There is a garbage bin by the door yet there s always litter around. Tenants are responsible. This is our home and common areas belong to all of us. Thankfully the laundry room continues to be kept clean at least for now. Yes the super and cleaners are responsible for keeping the areas clean but messy tenants will continue to make a mess and cleaning is not a 24/7 activity, cleanliness is. I m happy that at least the hallway to my apartment is kept clean. About a year ago there was indication that roaches had moved in. I caught one in my very clean apartment and the apartment was sprayed. It was a chore as I had to empty my kitchen cupboards. Another activity I did not have to do in the years prior. Why did it happen? ******************** Re the elevator noise, I sympathize but unfortunately they are probably overworked with taking out old and bringing in new windows and doors and I m sure it is taking a toll on the elevators as the construction noise and clean ups are doing to us humans. My only hope is that M&R will not, yet again, increase our rent to recover the expense of replacing 40+ year old windows and balcony doors, as was done with the repairs to garage and front entrance. After all they should be able to realize savings from the energy efficient windows and balcony doors. |

I am concerned about the many reports that tenants have had to do extensive cleaning following the installation, am I to understand that the paid trades and superintendents are not removing the dust and glass shards? Are measure and equipment such as air filters even put in place to help collect the dust during the work? I've dealt with a number of construction projects as part of my work and no respectable trades or sups would leave the premises dusty and not vacuumed following such work, that is very unprofessional and careless! Tenants should not have to spend time cleaning after work requested by the landlord and run the risk of getting injured by glass shards left behind, the apartment should be back to its original state for the tenant whether if be done by the trades, the sups or a cleaning crew. Since Feb 14, the elevators (the freight and 3rd elevator) have been making a lot of noise while in service. I am in the 01 line and right by the elevators and very affected by this. As is the policy I have sent several emails and found the response or level of action on the super's parts was slow and disinterested in helping me. I work from home so the noise factor and my sleepless nights were starting to affect me greatly. I had no choice but to contact the bylaw office and send in a request for the bylaw officer to come. Since that time at the beginning of March, the elevators "apparently" were serviced several times but the noise has not ceased! I am at my wit's end and need assistance from the Residents. Yesterday on March 25, I contacted the supers, and again told them we are still not moving forward. Their response was they will book a technician in the evening and have him come into my unit to observe. To date, I have had 6 such visits! And no Results! Can you help? On another note, the level of cleanliness in the building has talked a severe downturn and I am appalled as a resident that the elevators are nasty and unclean up entering. Garbage out back is all over the place and no action is ever taken to clean anything up. We are dealing with serious issues in the future such as cockroach infestation because of the lack of cleanliness. Am I alone here? I ve also been subject to kitchen sink back-up almost every night since my first day here and I have reported it numerous times to the Supers. I was told that it is due to illegal use of a dishwasher or washer . When Christine was here, she had plumbers come in and clean out my pipes under the sink but it only helped a little which means that the blockage is below me. I know that when 65 Wynford had this issue, management had plumbers come in to clean the pipes in every unit on the affected line and that really seemed to help. I suggested that to our management but nothing came of it. I also looked at paragraph 23 of my Tenancy Agreement and it says that you must obtain written approval to bring in additional appliances. Built-in models would require alteration in the cabinetry, while portables work well and just take up additional space on the kitchen floor. Dishwashers use less water than hand-washing. From: STEVE KONSTANTELOS Sent: Monday, February 28, 2022 8:05 PM To: webmail@wynfordtowerresidents.ca Subject: Window Replacement I am aware that a lot of tenants are concerned about the window replacement initiative in our building and I thought that if I shared our experience with what transpired might help some be better prepared to deal with it by knowing what to expect. I our case there was a little mix-up re the date of our installation so we had one day to get everything ready. We started by moving some furniture away from the window areas and stated to cover everything with plastic which we got form the office. We made sure that the plastic was secured so it would not fly away from the draft when the windows were removed. We had requested help from M&R with the removal of the window coverings and moving some of the heavier furniture pieces. The curtain removal guy was great and he also gave us a hand with some of the furniture as well. Somebody else was supposed to help with the furniture but did not show so when I contacted the office Mitch came up and gave us a hand. The day of the installation the workers came at 8:00 and we moved into a quiet apartment set up for us (104). The installation was completed by 3:00. When we got back to our unit we found that even though the workers had tried to vacuum the place, we still needed to go over it again ourselves. There were some hand print marks on the walls and ceilings and some marks on the walls here and there but considering the scope of the undertaking, not bad. We removed the plastic covers in some areas so we could get by over the weekend. On Monday a plasterer came in to sand down the areas that were impacted during the installation and did some additional plastering and sanding; then a painter came by who primed the areas that need to be painted; and then another guy came to finish the caulking that was not ready to be done the day of the installation. Tomorrow we are expecting the painter and the guy to hang up our curtains. I am not going to say much about the design, it is a matter of taste, but we can now actually see clearly out of our windows. Unfortunately the lower, sliding part of the windows is too tall and spoil the view somewhat. Good luck with your installation. It is not a walk in the park but will be over before you know it. |

While watching window contractors liad supplies onto our move out elevator, I noticed two huge barreks filled with crumpled old blankets. Please god tell me that dirty old blankets are nit going on dirty vans and then dragged theough galls and into our bedrooms kitchens diningrooms and balconies. I've worked in property mgt 40 years. It takes one bed bug, one roach or one silverfish to hitch a ride on a blanket (i assume so heavy windows can be dropped on them) and migrate theoygh a building. No disrespect to my neighbours, but I don t want anyones filthy anything coming into my apartment. Its worry enough that fine metal/glass fragments will be in tbe spt for my small dog to ingest of step on. Now I m worried about transferrence of pests from otber units. I mm not too thrilled with contractors coming in period. See those folks putside before they come into units. No social distancing. No masks. It s all a health hazard and I m not comvinced these ugly windows were worth the consequences. Did I mention ugly? From a distance out bkdg now looks a cross between a factory and a nursing home with all that framing .... ruined the building. |

This message is in response to Douglas Williams' posted message dated February 22nd, 2022. We're in apartment 704 and just had our windows replaced on Tuesday February 22nd. May I start off by saying that we are EXTREMELY PLEASED with the results. We immediately noticed that there was no draft coming from the windows and particularly from the patio door which always gave us grief. The windows were replaced during the allotted time frame between the hours of 8:00 a.m. and 4:00 p.m. and we've have not found any broken glass shards anywhere in the apartment as previously reported by some tenants. However, the amount of cleaning you may need to do really depends on how you prepare your apartment. We purchased some heavy duty tarps (see picture), pushed all of our furniture away from the windows and covered everything to prevent the dust from settling on everything. We also sealed all the kitchen cupboards and closets with clear plastic. Let's face it, it's inevitable....THERE WILL BE DUST. You may want to stock up on Swiffer dry dusters and the dry floor Swiffers. A vacuum will pick up any plaster debris, and you may want to watch out for what appears to be aluminum shavings, which I'm guessing come from the window frames. We only found a few of these when vacuuming. We were here when the Plasterers and Painters came in to complete the follow up work. They showed up on time, were polite, expedient and kept their masks on at all times. There was also a gentleman who came by to check on the work and because we were home, he asked us if everything was done to our satisfaction. We realize that this is disruptive but I'm choosing to look at it as short term pain for long term gain. Also....my spring cleaning is done early this year. Danielle & Dave |

My wife andI I live at Eglinton and the East Don river, and we do most of our shopping on Eglinton east of Victoria Park, which requires a car. When I was raising a family in a 1000 sq ft bungalow, I had no thoughts of a dream home. Now in my 85th year, I have a dream home, which would be an apartment above Eglinton Square mall. Why? Because it is an enclosed mall with a Metro grocery store, bank branch, Shoppers Drug Mart, Toronto Library branch, Hudson s Bay store, myriad clothing, jewellery, household, electronic and other outlets and a food court with restaurant, and it will be a short walk to the Eglinton LRT. Only a medical clinic, day care centre and fitness centre are missing, but they would spring up if there were residences above. (LCBO and hardware stores not so likely). Ideally the upper residences would be constructed without demolishing the mall, but this is a challenge that an architectural firm like yours could perhaps undertake. I m afraid I won t be around to see this come to fruition, but I hope that you and foreward thinking architects like you will take up the challenge of mixed-use mid-rise development in areas currently devoted to low-rise commercial sprawl. Lots more running up and down from our apartments. I have complained at least 3 times to Coinamatic in the past 3 months and written to Liza once or twice. Nothing appears to be done because mostly the SAME dryers are STILL broken. Can you please do something about this and get Coinamatic in here to fix them? Thank you. While I don t know the whole story, I can tell you that people do their washing and drying but don t come to empty their machines when it stops. Seeing that there are so many machines that aren t working, this can cause bad feelings when someone is waiting for that machine. I certainly don t condone anyone taking stuff that isn t theirs, but I can understand the frustration that this would cause. People must use a timer and remove their cloths when the machines stop. Also the machines have to be fixed right away. There where 6 dryers and 1 washing machine broke last Monday and 5 people waiting for them. This will cause all kinds of problems as we can now see. We have a laundry thief in our building! On Monday night, 25th January/22, my grandson went down to do his laundry. He used two washing machines. When he returned both of the machines were emptied. He was devastated. It comprised of most of his wardrobe and some expensive name brand sweaters. We reported it to the Supers who indicated that the person had already been in touch but was refusing to return the clothes. However, after much prodding and persuasion on the part of the Supers, the person agreed to leave the clothes outside the door of his apartment the following day. The Property Manager knocked on the door of the assailant; It was reported he didn t open the door. The following day, the clothes were left outside of the door of the perpetrator. However, the most limited edition sweater was missing. My grandson reported the case to the police and we are waiting for a policeman to be assigned to the case. I think it s time to improve screening of new tenants. Also a handbook of the rules and etiquette towards our neighbours should be implemented. 2022.01.29: Rafael advises that the garage doors will be open during the power outages. Rafael Tablada called yesterday, and a notice is posted today, to advise that M&R are expecting power outages Thursday, 3 February 2022, from an estimated 9:30 AM to 2:30 PM, for repairs to the heating system for the garage ramp. There will be no water, heat or electricity in the building during the outages, so no forced air heating and no elevator service. It is suggested that departures and returns be scheduled outside those hours, electrical devices be charged and water containers be filled beforehand. ![]() |

Following is a summary of a scam to which I allowed myself to succumb. Througout, I kept saying to myself, "This has all the
earmarks of a scam". Unfortunately, I did not listen to myself. Please take note of the procedure, which I found convincing even if the payment method seemed unlikely. I can't believe I bought it. More 2022.01.22: It occurs to me that when someone on the phone says, "This is your oldest grandson", my natural reaction would be to say "Jason?". So I probably gave away his name. Monday, 17 January 2022 (big snow day) after breakfast. Phone call from my eldest grandson saying he had rear-ended a car with a pregnant lady driving. She was in hospital and he was charged with reckless driving. I said You do not sound like my grandson, what is your name? He said Mike . I said I do not have a grandson Mike . He then said, Just kidding, it s Jason. I have a cold . Seemed like his sense of humour so I bought it. He turned it over to lawyer Jamie Armstrong, who said Jason was charged with using his cell phone which caused the crash. $8000 cash was needed for bail. Do not tell anyone why it is needed, so I can get his charge withdrawn. Seemed unbelievable to me, but I went to RBC at Lawrence and Don Mills. Closed due to the snow storm. Called Jamie (647-220-4615) and he said he would get Jason released on his own recognisance overnight. Tuesday 18 January 9:30 AM, went to the bank and withdrew $8000 cash (normal limit is $3000, but the teller got permission to give me $4000 and raised my ATM limit to $2000). Called Jamie. He said put it in a large envelope marked with Case #ACC24269. His courier would pick it up. He called a half hour later to say the courier was at the front door. I took the envelope of cash to a tall (6 4?), slim Black man wearing a hoodie. Before noon Jamie called back to say the Judge needed another $9000 cash to ensure that Jason would be on good behaviour for the next two weeks. I said I don't have that much left. Jamie said he would try to get it reduced. Shortly said $8000 would be acceptable. I went to RBC branch at 65 Overlea, withdrew $3000 (daily limit), then to branch on Eglinton at Warden and withdrew another $2000. Called Jamie, same courier arrived shortly, around 4 PM. I called Jamie to ask if I would get a receipt for my payments. He took my email address to send it to me. Nothing received. Wednesday 19 January 2022. I emailed grandson Jason to ask how he was doing, and did he know Jamie Armstrong. Never heard of him, no accident Monday morning. So the scam that I was worried about was a scam. I called twice and was told both times to wait because it might come back soon . It returned around 2 pm. On another note, when we have episodes of high winds, I can feel the wind through my (new) closed windows. When we were leaving about 10 AM Friday to go across the street, our neighbour from a northside apartment was going down to tell
the supers that the heat was off (not noticeable on the south side with the sun streaming in). When we went out the front door
there was a Versatech truck parked and another arriving. A notice said heat and hot water would be off to fix a leak in the 04
living room riser. By noon our water was getting hot again, so all seemed well. At 5:30, however, an email from Nancy Kitchen said there was no heat in the west rooms of her apartment, and she had reported it. No further information is available at 10 AM Saturday. |
Thursday, Gladys Spiller wondered who the man was at the concierge desk after hours the past week. Friday, Marta explained that the 35 supers had been on holiday and the 45 supers were quarantined, so M&R had a man on duty to ensure 24 hour coverage for the buildings. |

A notice posted 2021.12.22, below, advises that replacement of windows and balcony doors will re-start 14 February 2022, rather
than 10 January 2022 as originally scheduled. In the 15 working days from 22 February to 10 December 2021, windows were replaced in the 04 apartments from floor 16 to 25, and the 05 apartments from floor 23 to 25, for a total of 13 apartments in 15 work days. No reports have been received to date of any M&R assistance provided for preparation and restoration of apartments for window replacement. If replacement proceeds at one apartment per day, the remaining 85 apartments on the south side of the building should be completed in about 17 work weeks from the 14 February 2022 restart (estimate not by M&R). ![]() |
