A notice posted 2021.12.31 tells us that a Wynford Tower resident has been diagonosed with COVID19. No indication of where it
was contracted. Just a reminder that we need to maintain vigilance regarding masks, social distancing, etc. |

A notice posted 2021.12.22, below, advises that replacement of windows and balcony doors will re-start 14 February 2022, rather
than 10 January 2022 as originally scheduled. In the 15 working days from 22 February to 10 December 2021, windows were replaced in the 04 apartments from floor 16 to 25, and the 05 apartments from floor 23 to 25, for a total of 13 apartments in 15 work days. No reports have been received to date of any M&R assistance provided for preparation and restoration of apartments for window replacement. If replacement proceeds at one apartment per day, the remaining 85 apartments on the south side of the building should be completed in about 17 work weeks from the 14 February 2022 restart (estimate not by M&R).

To be clear, the drilling noise has been taking place today and every week day for weeks, sometimes even on weekends. It started around 9am today, stopped around lunch, then started again, and suddenly stopped within minutes of receiving your email. If there is really no construction at all taking place in the building today, then yes, we would like the superintendents to investigate and take actions, as we reported before, this has been a constant annoyance for weeks now. Last time we went down to complain, it was just brushed off as being due to the windows and nothing was done to address the issue. Thanks, Lydia |

Also, the tenants association's site webmaster should make a note of this as well for their members to read. The noise must be investigated at the time of occurrence, NOT afterward so that the Site Staff (that lives in the building) can document their process of investigation: who, what, when, where, why, & how. These are the questions that we ask during our noise investigation process. You are correct. Windows installation is in hiatus and there is no major renovation that is happening in the building right now. Someone has removed the 2 chairs that were there. The only thing left is a built in bench over at the other side of the pool by the windows. With current regulations we are allowed up to 5 people in the pool and that means, 5 people must share that 1 bench and put their towels, housecoats, keys, etc. on it. Not sure how to social distance that way. Because it is a fixed time of 45 mins., everyone comes and goes at the same time. Today we had 4 people in the pool. One lady uses a walker to get to the pool and must leave it at the bottom of the stairs and then climb the stairs and walk to the other side of the pool to disrobe. The bench was full of stuff because no one wants to dump their clothes on the wet floor and she had to move stuff so that she could sit while putting on her sandals. Could you please replace the chairs by the stairs so that us elderly residents don’t have to walk so far. Thanks Glen Heffron Suite #305 |

Carole Smith noted at Kaffee Klatsch 17 December 2021 that some Taylor Farms salad has been recalled. The Food Safety News website
gives the following: By News Desk on December 14, 2021 Taylor Fresh Foods Inc. is recalling Taylor Farms brand “Maple Bourbon” chopped salad kits because of possible Salmonella contamination. This recall was triggered by Canadian Food Inspection Agency test results. The recalled product has been sold in British Columbia, Alberta, Saskatchewan, Manitoba, and Ontario and may have been distributed in other provinces and territories. Recalled products: Taylor Farms Maple Bourbon Chopped Kit (salad), 315 g, UPC 0 30223 06038 3, Best Before 2021 DE 11, Code TFRS328A17. As of the posting of this recall, there have been no reported illnesses associated with the consumption of this product. The CFIA is verifying that industry is removing the recalled product from the marketplace. |

As discovered by Arnold 2021.11.29, the current plan is to do only the 04 apartments first, down to the 14th floor before the
December break. Marta advises that two unoccupied apartments are available in Wynford Tower for use by residents while windows are being replaced. One elevator is out of service on days that windows are being replaced, although all elevators are available each day after old windows have been removed and new windows brought in. No information has yet been received regarding assistance received from M&R for apartment preparation and restoration. Monday 22 November 2021, Apt 2504
12:30 PM: (door closed) Old windows removed and new ones stored in hallway. Anna says some have already been taken in. (She now has a chair.) 4:30: PM: A number of windows still in the hallway. 6 PM: Still several windows in the hallway. 7 PM: Left for the day, per Security Guard Anna Tuesday AM.
8:30 AM: Workers in apartment 2505, all furniture stacked by them to one side of rooms, covered. Rooms look almost vacant. Not sure how that will be done in my apartment. 1 PM: Work in progress in 2505. Seems to be progressing faster than yesterday. 4:30 PM: No work in progress, guard gone. Apparently windows replaced.

3 PM: All windows removed from hallway. 4:30 PM: Gone for the day. 7:40 PM: Email from Darcy says bedroom windows in 2405 not yet done. They stayed in a hotel last night, but will stay home tonight.
4:30 PM: All gone for the day. 2304 probably not finished. 6 PM: Darcy advised that 2405 was finished "tonight, all of a sudden there were five people here".
11:30 AM: Balcony doors being carried in to 2304. 4:30 PM:All gone for the day, but 2305 probably not finished.
4:30 PM: All gone for the day from 23rd, hpefully 2305 finished.
4:30 PM: No action on 22nd floor. Does that mean 2204 is done? Stay tuned.
11:45 AM: Guard still at 2304, no other activity. 1:45 PM: 23rd floor no activity (2304 done?). 22nd floor plasterer at work. Guard at 2104
2:30 PM: Window replacement and plastering in progress at 1904. Should finish today. Efficiency seems to be improving to one 3-bedroom apartment per day. 3 PM: Glen reports that one apartment, probably 2004, has been missed, as viewed from outdoors. 2021.12.04. S.K says tenant requested a delay.
3:30 PM: Still working in 1704, plaster repair tools at 1804. 4:30 PM: All gone from 17th and 18th floors.
4:30 PM: All gone for the weekend.

Matter of fact I have the heat turned off cause I don’t like it when it stiflingly hot. He was very helpful and took the time to speak with us. He did not rush off. Of course when it does get colder, and it will, I’ll see then how effective the heater is and will definitely follow up with him if necessary. Thank you for lending your ear to our issues. Marta tells us that tenants are complaining about washing machines being left dirty with sand, pet hair, etc. All machines are
cleaned every morning by the cleaner, so dirty machines are caused by tenants. Please clean out your washing machine after use. |

Phoned the super and was told they are still doing repairs. We (05 line) will be advised when it is on. It is 5pm and still haven’t heard anything so I guess it’s another night without heat. Not good as the portable has to be turned off every 4 hours for 20mins) so in order to maintain some heat overnight I have to get up to turn it off and on especially since the nights are cold. I let it run in the bedroom at night to warm that room up as I use it as an office. I had to move my printer as I think the ink froze. In addition I understand the portable heaters depending on the brand, and this one looks like a cheap brand, can exude carbon monoxide or dry up the air which exacerbates allergies. Wonderful now all I need is to add further cause for health concerns. I am NOT happy. |

We also have our apartment semi prepped for the replacement windows. I had my kids come to help move over heavy stuff and some furniture already wrapped. Looks like, barring snow or rain or any other disturbance nature throws us, we are now looking at mid February for our apartment 805 to be completed. This is very disconcerting, as I am eagerly awaiting my new windows. Not to mention I have no dining room as stuff is packed on my table. This is compounded by someone’s dirty laundry water flooding into my kitchen sink despite them flushing my drain as it happened again last night. And added to that the 05 line has an emergency shutdown of the heat and we have no heat (Saturday Dec 3) in the living room and first bedroom. Thankfully we were given a portable heater to use as repairs are not expected until Monday. That’s all folks. Stay tuned. Life IS a bowl of cherries? |

At 11am Amazon came to the door and when I opened there was a notice stuck in the door. The notice read, EMERGENCY HEAT SHUT-OFF 05 Line Units Living Room and 3rd Bedroom Fan Coil Heating This service interruption is UNPLANNED Due to nan Emergency leak repair in the 05 Heating Riser line yesterday, our HVAC technician has temporarily isolated and closed this line to prevent further leaks. Our HVAC contractors are scheduled next week for repairs. Every effort will be made to restore service back to normal as soon as possible (YEAH RIGHT, THEY AREN’T COMING FOR 3 DAYS) What bothers me is that after being told, they never phoned me to tell me that they knew about this problem yesterday or that we would be without heat in the living room until next week. If I hadn’t gone to the door, I would still be waiting for a reply from them. I’m assuming everyone in the 05 line is without heat…..hope they open their door to find out. Glen |

It seems this is due to the windows replacement a few floors above us on the South side of the building (we are on the North side). I assume this is only going to get worst as it moves closer to us. With the current pandemic, we both have to work from home and this is making it impossible, never mind enjoying our apartment. We can't be on the phone, we can't even talk to one another without yelling. While I appreciate the investment in new windows and look forward to the old drafty ones being removed, this can't go on every day for months. Even our pet is stressed and completely freaking out. Please advise what will be done, and when, to rectify the situation and ensure tenants are given back their right to a reasonable enjoyment of the premises. Also, I'm not sure if this is related, but since the project started, there is constant and very strong smell of marijuana in the hallway, at least on our floor. I spoke to the contractors foreman this morning: they are just doing the oh4s all the way down they're ending on the 14th floor in December and starting again January 10 carrying on down on the O fours. I’ve calculated that they will probably come to us when they start the O fives around the 25th to 27 January. However we'ed started packing up, covering stuff etc. expecting the original date, so as you can imagine happiness is not our currrent state. That’s it for now but the saga continues. From: Darcy Gerace Sent: Saturday, November 27, 2021 9:52 PM To: Bill Lynn Subject: Re: WINDOW UPDATE WARNING Here's a brief explanation of what happened to us, on what I learned, and what should be forwarded to the tenants. Basically I believe we were all informed, day 1 installation, day 2 plaster, day 3 paint. Information received 8 days ahead, and I did not ask for or require M&R assistance.. I did all the moving myself, removal of all curtain rods etc, as I did not want any excuses to slow them down. I removed all curtain rods, actually I had built custom wooden frames around the windows so that I would not have to drill holes in the ceiling. We moved to a hotel Wednesday night, so the crew could start early Thursday morning. The problem is Day 1, if you are in a 3 bedroom the window install takes 2 days, not 1, so be forewarned. In our case Thursday window install, I checked in at 2pm, living room, dining room almost complete. I asked about the 3 bedrooms and they said maybe tomorrow. it was raining today (it rains almost everyday in November and snows in Dec, weather update) and short manpower. So it looks as though we will have interruptions for a week. We moved back from the hotel, and planned on working around them to get this done. Day 2 (Friday) 8 a.m. Raphael showed up to offer us a furnished suite at 45 (which we knew was available to everyone) but we declined due to very severe health issues, and it was best to stay. Five workers showed up, polite and courteous, cleaned up well, and the rest of the windows were completed by the end of the day. Also the painter/plasterer was in same day and he was fast and efficient. One more day for paint and caulking and we will be done. I did not need their assistance after the replacment, as I can do it myself. We would rather not have anyone in as it would just be disturbing. I am having knee replacement surgery on Wednesday so I will be working like crazy on Tuesday to finish up. The painter and M&R inspections will take place Monday 9-12. Heads up neighbours (especially if you are in a 3 bedroom) it's going to be a very bumpy year. Best of luck to everyone. Darcy Gerace 2405-35 |

It's a big business. And while the "science" of the "double-glazed" choice is supposedly unimpeachable, customer reaction is decidedly negative. This site:Home Advisor.com purports "objectivity" while repeating the same old myths about double-glazing" ...but read the customer reactions/comments for a clearer window (ha ha!) on the issue. The vast majority are negative. To offset criticism of their shoddy theorizing, the double-glazer industry has resorted to a clever ploy: they've shifted the advertising debate to "Should I 'double glaze' or 'triple-glaze'? I suspect that M&R's window replacement project is driven by considerations that include neither tenant comfort nor science. Doug Williams 35 WHC. Ed Note: I replaced my old wooden windows in Montreal in 1989. I did not calculate energy savings, but a home energy audit a year later revealed significant air infiltration around the new windows, probably caused by poor sealing around the windows, i.e. poor installation. I felt that the windows were not a great improvment over the old wooden ones, except for the major advantage of no storm windows to install and remove every year. That said, the new windows being installed at Wynford Tower are certainly thicker and better insulated than the existing windows, so we should expect better heat retention in winter and rejection in summer. |

Many thanks, Doug Williams About a year ago, I grew tired of listening to the Back-Up Beepers on vehicles working on Eglinton Avenue - presumably for the LRT project. I phoned 311 and was given a TEL number for “LRT complaints: Black Creek to Kennedy Rd - East of Yonge Street along the Eglinton corridor.” I spoke to a man named Carlos who - somewhat to my surprise - managed to get the Beepers turned off. The effect of my successful complaint lasted until a few weeks ago when the Beepers gradually returned. They sounded - not only with legal hours of 7am to 7pm, but - one night, from 11pm to 2am! I phoned again and left a message and - again to my surprise - the Beepers have been silenced. How long will the silence last? I think 2 lessons can be drawn from this experience: the squeaky wheel gets the grease, and vigilance and monitoring are required regarding fights that seem never to be decisively won in this culture. The recent tenants campaign regarding the M&R Holdings-imposed window and patio door installation is another case-in-point. 1) SQUEAKY WHEEL: M&R's assumption that Wynford Towers tenants were an obedient and passive herd, helpless in the face of management’s initial steamrollering plan to disregard our concerns about the timing and accommodation to individual needs, was met with fierce tenant objection and protest. Our defiance resulted in a number of apologetic letters from M&R with assurances that our needs would be addressed in a positive manner. 2) MONITORING: We can now sit back and hope that M&R will follow through with its new-found declaration of concern for our comfort. But words are cheap. We need to be vigilant. I hope that tenants have learned the Squeaky Wheel rule and the resulting lesson about tenant unity. We need to communicate about the work-in-progress and let fellow tenants know the outcome of our installation. Were adequate help and prep received? Were expenses compensated? Were accommodations for elderly, disabled and other special needs met satisfactorily? Were tenants supplied with alternative living space during installation? Was the post-installation clean-up satisfactory? Let’s keep in touch with each other - via this website, or independently - regarding M&R’s management of the windows project. This occurs in my apartment also every day/night and I have reported it to the Supers many times over the last 5 years. A while ago, Christine had plumbers come in and clean the pipes under my kitchen sink but it didn’t help. She said there was nothing more that could be done. I do know that 65 Wynford had this issue and to correct it, they go into every unit on the entire line and clean the pipes – not just the affected unit (if the blockage is below your unit, cleaning only your unit will not fix the problem). It would be nice if tenants would be considerate and stop using these appliances but they just don’t care. They are breaking their tenancy agreement by using these “illegal” appliances, but they have to be caught in the act and that’s much easier said than done. It is such a hassle for me that as soon as I’m able, I plan to move out and then it can be someone else’s problem - and at the rent increase that new tenants have to pay, I can’t see anyone putting up with it! Regarding tenants leaving their apartments the day their windows are removed and reinstalled, the team estimates it will be approximately 5 hours, but could be less or more in accordance with our notices. We are making arrangements for an alternate place in the building or at 45 Wynford for these tenants to re-locate to. The relocation spaces will have seating and other appropriate amenities for the brief stay and we will ensure a washroom is available for use. As previously explained, it is highly recommended that tenants leave their apartment during the work in their apartment in an effort to avoid noise, dust or other aspects of this sort of project, and to be cautious from a safety perspective. However, where residents are unable to leave their apartments, we will make proper arrangements with the contractor to accommodate them within their suite. In this scenario we expect there will be restricted access within the suite necessary to safely perform the work. If residents require assistance in preparing their suite for the work, they have been advised to notify us in advance. This assistance includes moving furniture to create a clear pathway for the window installers and removing window coverings. We do not expect that all residents will need this assistance, but it will be available where needed. These costs are considered as part of the window project and are not invoiced to those residents needing assistance at this time. Regarding your comments about management, we believe there is a disconnect. We value all of our residents and have been working hard to ensure that this project runs smoothly and that all appropriate steps are taken. We appreciate that there are questions and challenges that arise with these sorts of projects, but we are committed to working with all residents to successful completion of this needed work with mutual kindness, respect and cooperation. Summary of a phone conversation with Randy Daiter, VP Residential of M&R. The current estimated start date for window and balcony door replacement is 22 November 2021, weather permitting. Replacment will start with one or two apartments per day, increasing to four per day if experience permits. The 25th floor south side will be done first. The 26th floor will be last, since windows are different there. Each tenant will be given at least 3-4 days notice, hopefully more, of the replacement date for their apartment. M&R will provide assistance to any tenants who need it to prepare their apartment. Bottom line: We do not have to do any preparation until we receive notice for our apartment. Hi Isabel, I have not seen any official notice of a delay, so I am assuming the project will start 8 November 2021, as stated in the M&R Notice. According to your post 2021.10.22 (ref Isabel Albert re News from Rafael), the hope is to do 4 apartments (1 floor) per day, i.e 25 days or 5 work weeks to do the south side of the building. Blinds to Go for un-install and re-install of blinds is $115. Handyman $200 at least, boarding my cats $100+. distributed this week. It says a letter has been sent to M&R, which has been acknowledged. A summary of the contents follows:

Unfortunately, this letter comes only ten days before the scheduled start of window replacement, when a number of tenants have already begun preparation and/or hired help to do so. This is the Handyman info that I think will be helpful to residents for before and after window installations. Please post in the newsletter in the weeks prior to and during window installation. Both these handymen were recommended to me. They both do work for Jiffy, and are highly rated online. They are reliable and insured. I've communicated with both of them. The work they can do: - Remove blinds and tracks or brackets, then re-install after the window changes - Remove drapes and rods, tracks or brackets, then re-install after - Move furniture away from windows and glass doors and put it back after - Roll up rugs and put them back after - Remove artwork and mirrors from walls, and re-hang after You will need 2 visits if you want blinds/drapes re-installed and furniture/rugs etc. moved back after the windows are done. Note the new windows and frames are thicker than the old ones, so your blinds and drapes would have to be installed in a slightly different position than they were before. The following Q&A email from the FMTA Hotline (Federation of Municipal Tenants Associations) tells us that landlords can ask tenants
to prepare their apartment for announced renovations. If unable to do the work themselves, tenants can ask the landlord to help them
deal with such issues. A landlord cannot charge a tenant extra without approval of the Landlord and Tenant Board. From: FMTA Hotline Sent: Friday, October 22, 2021 8:36 PM To: WynfordTower Residents Association Subject: Re: Wynfords Tower Windows Replacment -Instructions to Tenants Hey William, "Is it within a landlord’s right to ask tenants to do the physical work specified in the instructions?" Yes. As long as they've a) given reasonable notice and b) provided human rights accommodation (for the elderly or disable for example). Generally a landlord is supposed to give at least 60 days notice for doing a repair. The landlord mentions a notice period from July, so this might qualify. If folks are able to move things, the courts could see this as adequate time to remove elements from the balconies and exterior walls. if folks are not able to move things they can request human rights accommodation from the landlord to help them set up a plan to deal with these issues. "If so, how can tenants find people to do the work if they cannot do it themselves?" If they can't do it themselves for the reasons listed above (or other reasons such as family status), they can request accommodation from the landlord. This would mean the landlord would have to "negotiate" something with them to help accommodate their human rights. There isn't a clear guideline on what the negotiation would have to look like, so there could be some back and forth between what the landlord offers and what the tenant accepts. "Can a landlord charge tenants immobilization charges, per the notice?" Anytime a landlord wants to charge anything, it has to be approved by the Landlord and Tenant Board. While pre agreed upon rent will usually always be approved, extra charges such as this are a little more up in the air. If the courts determine the landlord gave adequate notice, acted reasonably and had to pay extra due to tenants not preparing, then they could go to court and ask the Board for this compensation. At 11 AM Wednesday 20 October 2021, some twenty residents attended a Remembering Henry event on the back lawn. The weather
cooperated, with just a few spits of rain as folks repaired to the patio for refreshments.
![]() Brenda and Aubrey found some CDs by Henry the Sunday before the event, and they set up a system to play his music during the event.
![]() Lorne helped to get the PA system working to be heard. Roose (Roosevelt Robinson, founder and chair of the Wynford Tower Residents Association), talked about Henry's always kind and humourous attitude toward life and his broad knowledge of religions and philosopies.
![]() Aubrey said that he and Henry knew each other through their musical backgrounds (Aubrey was a professional trumpet player until breathing problems put a stop to that.) He said that Henry was a great fellow. Arnold got a few chuckles as he related Henry's humourous approach to concerns of the Association.
![]() Elizabeth (left, centre) told us the she and Henry had adjacent parking spots, and Henry always had a kind and humourous comment when they met. Isabel (right, centre) told of connecting with Henry because he worked as production manager for a men's clothing manufacturer, and Isabel works in retail sales of men's clothing.

At least half of the windows in my unit absolutely require replacement. The thermal seals have failed which causes the glass to fog up with condensation and ruins the view. The screens are in poor condition as well as the trim pieces and seals around the windows. In the summer months the air conditioning in my unit struggles to keep my apartment cool after more than a couple of very hot days. This is in no small part due to the defective windows in my unit. Attempting to "fix" most of these problems would likely be more time consuming and costly than just replacing them. Frankly, I'm pleased that this project is happening, and I'm looking forward to getting windows that actually keep out the wind and don't look perpetually dirty due to internal condensation. That being said, I absolutely agree that the tone of M&R's communication regarding the work was unacceptable, and I too have concerns regarding the apparent lack of effort on M&R's part to minimize our inconvenience throughout the project. Last week I wrote to Rafael and informed him that 24 hours notice is insufficient and that I will require at least 7 days notice to prepare and vacate the premises. I have not yet received a response. I agree with the others that the amount of work that M&R is expecting us to do is completely unreasonable and that they should be responsible for returning our units to us in the condition that we left them. I'd also like to echo Matt Mason's comment regarding "accommodation". The landlord has a legal duty to accommodate residents to the point of undue hardship if a disability prevents them from being able to perform any of the work requested. I'd encourage everyone in that position to reach out to M&R and inform them that they require such accommodation immediately. I'd also encourage anyone else that has any concerns about the project to voice them directly to M&R. Hopefully with enough pressure they will come up with a more reasonable plan. M&R makes millions of dollars in profits each year from our rent, the owners of M&R will never live here, and I'm certain they would tolerate no such attack on their lifestyle. M&R's current window/door installation scheme will inconvenience us enormously, both materially and financially, new windows and doors will not improve our living space in any way - the existing windows have functioned excellently for some 50 years, and simple inexpensive maintenance will suffice. The petition would note: With its current plan to install new windows and balcony doors: 2) M&R offers no compensation for a missed day of tenant occupation, plus an additional 3 days of preparation and cleanup: 4 days of lost tenancy = $250-$300; 3) M&R arrogantly threatens "re-mobilization charges" (penalties/fines) of "$500 - $1000 (to which they may not be entitled by law) if our apartment-homes aren't made ready for their intrusion. M&R Holdings offers no practical justification for installation of the new windows and doors: 1) the new smaller windows will be less functional than the present ones, offering a massive reduction in air circulation and an ugly cluttering of the views. 2) Problems with the present windows can be solved by simple, inexpensive maintenance. The original windows are indeed old, but wholly salvageable: with the application of WD-40 they slide like new. A simple cleaning of the track on which they run makes things even better. This replacement project is a money-grab at tenants’ expense: 1) The new widows are an inferior product replacement - why is it happening? 2) The project may be a cynical and ecologically-clueless attempt to "justify" the January rent hike. (a rent hike, BTW, which we're being encouraged to augment to the tune of "2021 rent increase notices asked for 3%, starting 1 May 2021. 2022 notices are asking for 4.2%" M&R wants more of our money, even though it's not lawfully justified!). M&R HOLDINGS' gleans around $500,000/ month ($6,000,000/year) from our rent. That’s massive profit. Not only do we rent-payers deserve respectful treatment, I believe we must have the right to reject reductions in the environmental standards of our homes. My wife and I pay over $26000 / year to live here. Despite this massive expense, we have no voice in management decisions that affect our lives. M&R has not consulted with tenants regarding the Windows & Doors replacement scheme. There is no tenant benefit to M&R’s scheme. I say NO NEW WINDOWS AND DOORS! Will you sign a petition? If they want work to be performed they can either assign it to the superintendent or hire someone to do it and give us the 24hrs notice of when it will occur. Threatening with monetary penalties is completely illegal as only the Landlord and Tenant Board is able to issue fines. Small tasks, like removing plants from a window ledge, are completely reasonable things to require a tenant to do and I wouldn't fight over them. If a tenant is unable to do something like that because of injury or old age they need to inform the landlord and say they require "accommodation" and the landlord will be required to make alternative arrangements. Saying that we need to move our furniture and protect it with drop cloths is completely unreasonable. Requiring a waiver to be signed in order to use the pool was a shenanigan I was willing to overlook until the pandemic ended. The contractual relationship between landlord and tenant is formed when the lease is signed and cannot be unilaterally altered. Changes can only be made to the relationship if mutually agreed upon and the legal concept of consideration is satisfied. Their ridiculous signs on the locker areas - attempting to absolve themselves of responsibility - are irrelevant as one cannot simply contract out of their legal responsibility. M&R's behaviour regarding the window replacement has gone too far and requires a strong response from tenants. The swing stage visible on the north side of the building appears to allow 2 window sections to be worked on at a time. As a corner unit with 2 bedrooms, I believe this would require 3 separate visits from them - if only one swing stage was being used. One for the window on the side of the building, one for the living room and enclosed patio, and another for the bedrooms. Based on the limited information provided I estimate this would result in 8 days of construction for my unit. While it may be their "legal right" to do almost anything they please, their "ethical right" to disrupt our lives AND lower the quality-of-life in this apartment building are the issues. Please have a look at my notes regarding my objections to M&R Holdings' window/door replacement project:
2. M&R's NOTICE TO ALL CURRENT AND POTENTIAL RESIDENTS OF WYNFORD TOWER reads like an authoritarian monarch issuing a command to obedient peasants: M&R offers no compensation for a missed day of tenant occupation, plus an additional 3 days of preparation and cleanup: 4 days of lost tenancy = $250-$300; M&R arrogantly threatens "re-mobilization charges" (penalties/fines) of "$500 - $1000 (to which they may not be entitled by law) if our apartment-homes aren't made ready for their intrusion. M&R Holdings offers no practical justification for installation of the new windows and doors. 3. The whole window/door replacement project is open to question. As I outlined in an earlier submission, kindly posted by Bill Lynn: 1) the new smaller windows will be less functional than the present ones, offering a massive reduction in air circulation and an ugly cluttering of the views. 2) Problems with the present windows can be solved by simple, inexpensive maintenance. The original windows are indeed old, but wholly salvageable: with the application of WD-40 they slide like new. A simple cleaning of the track on which they run makes things even better. This replacement project is a waste of money: 1) The new widows are an inferior product replacement, and ... 2) The project may be a cynical and ecologically-clueless attempt to "justify" the January rent hike. (a rent hike, BTW, which we're being encouraged to augment to the tune of "2021 rent increase notices asked for 3%, starting 1 May 2021. 2022 notices are asking for 4.2%" M&R wants more of our money, even though it's not lawfully justified. I see no reason to cooperate in this scheme which completely fails to be of benefit to us tenants. I say NO NEW WINDOWS AND DOORS! If window frames are 2 inches wider (I assume this means deeper), does this mean we will have narrower window sills? Will the hardware that holds my custom blinds have to be repositioned further in on the walls? Is this what is meant by “tracks will have to be removed and relocated”? I don’t have tracks, but have a fitting that holds the blinds at each end. Will the landlord repair the holes left in the walls where the blinds hardware is removed from? I have a fair amount of furniture, some of it GLASS tables. I can only move the furniture so far because of limited floor space. I don’t know that I can guarantee 4 feet of clearance from the front door to all windows. Anything that the workers break will have to be paid for by the landlord. I will pack the smaller breakables (items on my buffet etc) in moving boxes and put them under the dining room table and remove paintings from a couple of walls. I can't move the TV and don't know if it's in a dangerous spot. I hope it doesn't get damaged. This is a lot of work for me to take care of. I will not likely be able to "vacate the apartment" for 2 days for a few reasons: - I am recovering from foot reconstruction surgery, so I can't go to a mall and walk around for hours. I'm supposed to keep my foot elevated. - I have some valuables in the apartment. - I have 2 cats that will be terrified and likely hiding under the bed. It's impossible to cage them for an entire day, assuming that they cooperate (which they won't). I will not leave them alone in the apartment with workmen and the front door open. So I will have to be somewhere in the unit while work is done (i.e. kitchen or bathroom) or in the hallway outside my unit. As far as I'm concerned, if they break anything the landlord will have to pay for it. I plan to take pictures of any damage. Please let me know when Raphael replies to your questions. If you don't hear back I'm going to write myself to add some pressure. Removal of the old windows causes damage to walls, so the walls are repaired after replacement. I doubt that they will care what caused the damage. 4 feet floor space cannot be guaranteed. Some of the hallways in the apartment are less than 4 feet wide. Good idea to pack breakables, especially anything near the windows or the access paths. The instruction is to leave the apartment during installation. Since all the old windows are removed first, the apartment will probably be uninhatable during replacement, especially if the weather is cold. The third floor tenant said there was dust and odour after the replacement, but leaving the apartment for two days is not necessary. Since you do not have windows in the kitchen (we do), it might be feasible to stay there during the work. Presumably the bathroom would have to be used at some time if you stay. Bill Lynn |

In regards to the google reviews for Regal I noticed that the a good portion of positive ones were anywhere from 2-5 years old. So much has changed in the last 18 months because of covid. Many businesses have lost valuable staff, so it is good to hear that the test unit tenant had a positive experience. Thank you for compiling these very important/relevant questions!! For question #1 the recent document we all received specifically requests the removal of tracks. My opinion is that they will have to be removed so there are zero obstructions for the installers. Even just the ability to get a caulking gun at the right angle comes to mind. I hope I am wrong though because it would be nice to only have to deal with the slats. Ed note: In the test apartment, rods for drapes were located well back from the windows, and were not removed. I think we need clarification on #2 ASAP. Are we not allowed back in our units the evening of installation? I believe the document does not mention this. Ed note: All old windows are removed first, so the apartment is effectively uninhabitable during replacement. The test case tenant said the odours and dust were unpleasant, but we are welcome to return the first night. Number 3 is where I think M&R has failed their their tenants and not done a thorough project planning/assessment. Demographics of our building aside, this component of the job should have been part of the contract with Regal. If for no other reason than to remove the possibility that units are not ready because a tenant could not find someone to remove their blinds etc. For us to be on the hook for up to $1000.00 is unacceptable if, because of covid we can't find anyone to do the job. It should have been up to Regal or M&R to provide the staff to do this or sub-contract it out. If we are legally financially responsible (another question that needs an answer) for this part of the project then so be it. At the very least they should provide a list of people/companies that do this work. Number 5 is very true. How do they exactly expect us to know when to do the prep work? One day is not enough! I would like to think one weeks notice is reasonable with the understanding that it could be delayed and subsequently our blinds and furniture would have to remain where they were moved to until job is done. M&R needs to accept this reality. Have a great weekend and please keep me in the loop. Final thought.....Was this really necessary during the winter of an ongoing pandemic???!! Thanks, Jeff |

The following comments about window replacement arise from the third floor apartment where windows have been replaced as a test case. 1. Old windows are first removed, and new ones are brought in, via the apartment door, so it is necessary to have a 4 ft wide path to carry the windows in and out, and in front of the windows / balcony doors for installation work. 2. Balcony furrniture must be moved to provide working space outside the balcony door. 3. Pictures and breakable objects in the area of the windows / balcony doors must be removed to prevent damage during the replacement. 4. Curtains, drapes and blinds must be removed. The new windows are thicker than the old ones, so tracks that leave less than 2 inches clearance from the existing windows will have to be removed and re-located after replacement. 5. Damage to walls will occur as old windows are removed. In the test apartment the damage was repaired the second day and everything was put back in place the third day. It is not known whether this will be typical for other apartments. 6. The installer covered the floor, but not the furniture. Plastic is available from the superintendents office to cover furniture if required. 7. M&R have been asked to provide a planned schedule, so we can estimate when our apartment has to be ready. 8. M&R have been asked to advise who can do preparation work, for tenants who cannot do it themselves. 9. Residents must vacate the apartment during installation, and may wish to remain away during the second day as dust and odours dissipate. |

The Work of the Garden Beautification Sub-committee On behalf of Committee members and indeed all residents at the Tower, I wish to express appreciation to the Garden Beautification Sub-committee for their indefatigable work this summer. Quite often, through the glass windows, they could be seen toiling away as they beautified the landscape with flowers and a variety of foliage. Their contribution was especially prized during this confining period of the pandemic. Deb McLeod of M&R advises that rental renewal dates from February to April 2022 are being advanced to 1 January 2022. At first glance
this seems to contravene the law of only one rent increase every 12 months, but those tenants paid no rent increase in 2021, so the
following article from CLEO.com
can be applied: "Rent freeze in 2021: The government has announced that the guideline for the year 2021 will be zero percent. This means that your landlord cannot raise your rent at all from January 1, 2021 to December 31, 2021 (but AGI changes could still be applied). Your landlord is allowed to give you a rent increase notice in 2021 but the increase cannot start before January 1, 2022." Note: In January 2021 M&R submitted a request to the Landlord and Tenant Board for a 3% Above Guideline Increase (AGI) in rent effective 1 May 2021. The 2021 guiideline was 0%. The 2022 guideline increase is 1.2% (ref News.Ontario.ca). Assuming that the AGI will be granted, 2021 rent increase notices asked for 3%, starting 1 May 2021. 2022 notices are asking for 4.2%. Tenants do not have to pay the 3% AGI, but when the AGI is granted the approved increase will apply from the date of the first renewal after 30 April 2021. If the AGI approved is less than 3%, tenants who paid the AGI from their first increase after 30 April 2021 will be reimbursed for the difference. Comment: Paying the AGI amount before it is approved avoids a large retoactive payment when approval is received, and may result in a retroactive re-imbursement. On the other hand, not paying it gives the tenant the use of that money until retroactive payment is required, and interest is not charged for the retroactive payment. |

| For the first time since we moved here over nine years ago, there was an unplanned power outage shortly after ten AM Thursday 9 September 2021. The outage lasted less than ten minutes. During the outage the hallway lights worked, but the elevators did not, and laundry machines tripped off, requiring them to be restarted after the outage. Clocks had to be reset also. As of this writing, there has been no explanation for the cause of the outage. |

Indeed item 7 of 16 is understandable. All the other items sound like a contract for some one going to a suicide ward mission.? As much I would enjoy the pool, should a concrete piece fall from the ceiling (this an extreme condition, however it happen with the entrance canopy)? what about if a floor tile is damaged, and for an unexpected situation someone is injured, still our responsibility? I have a disc lock on the rear wheel. They tried to jimmy it by hammering a screwdriver or similar device into the locking mechanism. The lock foiled them however they destroyed the tumbler mechanism & I now require a locksmith to drill out the lock in order to use my own motorcycle. I don't know precisely when they tried as I haven't ridden the motorcycle for the past few weeks & just found out today. For what it's worth, this is the second time. Thieves successfully stole one of my motorcycles in 2016. I have also experienced petty theft from my locker before (I'll accept some responsibility for that one as I had not locked it up at that particular time but that doesn't make a thief any less of a thief). Also, I can no longer keep small change, warm jackets etc. in my motorcycle tail bag as I have also experienced petty theft twice in the past with that as well. I've been in this building for 10 years. The building is in a great location, decent amenities, it's quiet & the residents are friendly. When my first motorcycle was stolen in 2016 I rationalized it as a one off. All incidences of petty theft occurred between 2016 & today & now this second theft attempt on my current motorcycle has me reconsidering that rationalization. Finally, my experience with the local police services has not been positive. I couldn't even get them to review the security camera footage when my motorcycle was stolen in 2016 & I took it upon myself to go directly to the police station & request it. I was paid lip service & found out later they never even requested the camera footage. My experience has been the only benefit of filing a police report is it is a requirement in order to place an insurance claim. An administrative necessity. Disappointing & truly a shame. On Saturday 24 July 2021 it was discovered that locker rooms 2, 3 and 5 in the Wynford Tower laundry hallway had been vandalized.
In locker room 2, vandals broke the wood framing that holds the lock hasps. In the other rooms, lock hasps were pried off to open
the doors. The following lockers were broken into: 201, 202, 210, 302, 303, 503, 504, 505. The locker room doors had been pried open, and some no longer lock because the metal frame is damaged. There is a surveillance camera in the level B elevator lobby, through which anyone entering the laundry hallway must pass. Management has been asked to review the video of Friday night 23 July in hopes of identifying the vandals.

A notice posted in Wynford Tower says repair of the front canopy will start 26 July 2021 and continue into September. During the
repairs, the front door will not be accessible from 8 AM to 6 PM Monday to Friday, so the east entrance will be used. Electric actuators have been installed on all doors to the east entrance to make it wheelchair accessible. A buzzer at the east entrance will allow visitors to alert the concierge to buzz the door open. Residents will not see visitors on the lobby watch channel, and will not be able to buzz them in from their phone. |

M&R have given no information about the pool re-opening, and information about indoor pools in apartment and condo buildings has
not been found on the Internet, so an email to 311 at Toronto.ca brought the reply posted below. It is assumed that condos includes
apartment buildings. It is not clear whether the system implemented for the pool opening last year conforms to all the regulations
listed there. | As was discovered last week, having the A/C thermostat turned off turns off the fan, but chilled water still flows through the cooling coils, so humidity in the air condenses and the condensate can overflow the drip pan if the drain is blocked, although not as quickly as with the fan running. |
| Christine advises that the lobby watch camera works fine on her monitor, which does not use Rogers TV, so the problem is in the Rogers system. She has asked a contact at Rogers to investigate. |

A friend in Mississauga sent this message this morning. “In the past 2 days there have been 2 reports of car theft from driveways. The latest happened this morning at 6:15. It seems the thieves have that device that can unlock a car if the key fob is not secured in a metal box. The stolen car is a Lexus and I assume it’s a keyless ignition so if the fob is not secured the device opens the car and starts the ignition. The one good thing about my car is that it’s not on the list of vehicles being targeted. I guess no one wants a Subaru. I think number one on the list is the Highlander.” |

Before the 2019 garage and front patio renovations, there was a bench on the front patio. This bench disappeared during the
renovations. Concrete slabs apparently meant to sit on are not very comfortable.
A resident therefore placed a new bench on the patio and emailed Rafael for permission to leave it there. The response was that the
bench must be removed until approval is obtained from M&R, and because the canopy renovation project is due to start soon. The bench will therefore be removed until renovations are complete and approval is received, or the original bench is found or replaced by M&R. Don't hold your breath.

Monday 5 July 2021 11 AM: Water dripping from ceiling in apt 1807. Placed buckets and pots under drips, called 416-449-2420. Whoever answered said someone would come to look at it. 2 PM: Two Versa-Tech technicians arrived, looked at the ceiling, went up to 1907, ceiling drip stopped, came back, opened up both 1807 A/C units, blew out pipes, said blockage was in down pipe, plumbers required, they would inform management. Left A/C unit covers off, fans off. Tuesday 6 July 2021 (weather hot and humid) 7 AM: Floor wet at exterior wall of 1807 bedroom 1 (BR1). Found A/C unit in bedroom 2 (BR2) overflowing. Sponged water from drip pans of both A/C units (every two hours, day and night until plumbers arrived Thursday). 4 PM, called 416-449-2420 to see when plumbers could be expected. Christine answered, said she was not aware of the problem, would look into it. Wednesday 7 July (weather cooler, but very humid) No plumbers, continued to sponge water from drip trays. Collected a bucket full (15 litres) by Thursday noon. Apparently condensation from floors above was backing up into the 1807 drain pans. Thursday 8 July 2021 2 PM: Two plumbers arrived. Knocked a hole in the wall between BR2 and living room. Cut a 6 inch piece out of 2 inch galvanized drain pipe. Snaked down until they found a blockage below 1807, cleared it, replaced the pipe piece, put cardboard over the hole in the wall, tidied up very nicely. 10 PM: Water dripping from 1407 living room ceiling. Apparently the material from clearing the 1807 blockage blocked the drain pipe somewhere below. Christine went to 1507, vacuumed water from the floor. Friday 9 July 2021 1:30 PM: Plumbers (same two as yesterday) opened the 1507 BR2 wall to clear a blockage in the down pipe below 1507. No damage to 1507 floors. Saturday 10 July 2021 1407 ceiling leakage has stopped, considerable damage to ceiling. Total damage: 1807, living room ceiling damaged (plaster not falling), BR2 floor many buckled tiles, BR1 floor some buckled tiles. 1407: ceiling plaster falling off. Repairs will have to wait until all is dry. |

The repairs to the front canopy, re-schduled to start 21 June 2021, have not yet started, so appointments for pickup can continue
to be made for the front entrance. No word on a new schedule. Stay tuned. |

Last weekend, three apartments at #35 had floods due to leaking air conditioners. After trying the superintendent phone number Friday, only to hear that the mailbox was full, one resident was able to contact Christine Saturday morning through Marta, who must have a different phone # for Christine, and some time later Simon showed up to fix the problem. The second resident called me Saturday evening with the same problem, so I gave her Simon’s phone #. She spent all night mopping up and Simon arrived about 11 AM Sunday to stop the leak. No info about the third one. In response to a question about Simon, Jules Bedeau replied: Hi Bill, Simon is the primary maintenance person for both M&R properties as of June 25th, 2021 based on the knowledge provided to me by Christine. Christine is effectively managing both buildings until further notice. She is our best resource at this time. Jules Our superintendent phone number is 416-449-2420, which goes to whomever is on duty. In an emergency, such as a flooding aircon unit, if there is no response at that number, the alternative seems to be to call Simon at 416-303-7645. |

A resident who parks near the south end of the B level garage reports that the emergency exit, which leads to the outside
parking lot, is frequently propped open, allowing anyone to enter the garage. From the garage, the building can be accessed by
following a resident through the pedestrian door. The resident states that several vehicles, and lockers, have been broken into
recently. Presumably a resident props the door open, but there is no surveillance camera in that area, so the perpetrators cannot be identified. A request has been submitted to M&R that surveillance equipment be installed at garage emergency exits. While further measures are investigated, if you notice an emergency exit propped open, please close it. |

The Rogers technician who visited today said that the TV camera in the entrance is the property of M&R. The same was told to
a resident a couple of months ago, but Rogers continued to say that their Maintenance Department would fix it. A request has now
been submitted to building management to have the entry TV camera repaired or replaced. Don't hold your breath. |

A resident reports that last Friday her cleaning lady was having coffee on the front patio when the #45 superintendent came by and
released a large spit on the patio in front of her. Not only disgusting, but unhealthy, especially in the current pandemic situation. Hard to believe that anyone can be so gross in this day and age. |

In response to a phone call Tuesday 15 June 2021, a Rogers technician arrived about 11 AM Wednesday. He was met in the front entry
and he was asked if he could check the signal from the lobby TV camera in the front entry. He said that the Maintenance Department
would have to check that. He then checked all the cable connections in my apartment, and asked if others in the building were having
problems with the lobby watch channel. I told him that everyone who has that channel has problems. He then said he would contact
Maintenance. A while after he left he called to say that he had talked to Maintenance and it should be fixed "soon". Stay tuned. |

He said that the infrastructure has to be rebuilt and that they are working on the "back-end" to fix this. I ask how long this might take--six months? A year? | The front canopy repair scheduled to start 10 May 2021 is now scheduled to take place 21 June to 13 August 2021. From 8 AM to 6 PM Monday to Friday in that time frame, the east entrance will be used instead of the front entrance. A buzzer system will allow visitors to contact the desk. |

In late May a phone call to Rogers gave an agent named Holly, who did some sleuthing and reported that the maintenance department
had ordered parts and the problem should be fixed within a week. Monday, 7 June the problem still existed so Rogers was called again. This agent, name not understood, was not interested in the history and ordered a technician who arrived at noon Tuesday 8 June. This technician suspected connection problems (despite the fact that all other channels work fine). He therefore replaced all cables temporarily. When no improvement was found, he said he had to check outside and left. Wednesday morning the problem still existed, so Rogers was called again. The agent, named Archie, rebooted my Nextbox (I did not know they could do that remotely). The problem persisted, so he said he would report the problem and I will receive a call within 24 hours. Wednesday after lunch I received a recorded message from Rogers saying the problem had been fixed. I checked and found no improvement, so so I called Rogers again. This agent rebooted my Nextbox again (must be a new toy), with no improvement. Therefore she said a technician would come between 2 and 4 PM Thursday. Thursday 10 June about 3 PM a technician called to say that he could see that in most of the apartments in our building the lobby watch channel is not working, so he will requisition a fix, which should be done within 24-48 hours. I don't know where he was when he made this discovery. Maybe he has another new toy. If the lobby watch channel (988 on the NextBox) is not working the week of 14 June, perhaps everyone who has this channel should call Rogers at 1-888-764-3771 (note that the lobby watch channel is not available with Rogers Ignite). |

The following information was sent to Roose, lauding his idea of dryer lint cleaning tissues in the laundry. Tissue Consumption Arithmetic If we assume that each of the approximately 200 apartments in the building that use the common laundry do two loads per week (one dyed and one undyed), and use one tissue per load, the consumption is 400 tissues per week. The Scotties tissue boxes available at the Smoke Shop hold 126 2-ply tissues. So the expected consumption is 400/126 = 3.2 boxes per week. Hi Bill…. You can tell Jean in 2106 that I have phoned all of our political reps, Metro Police, as well as emails to John Tory and 311 about the racing problems but each time their answer was that during covid, they didn’t have the staff to look into the problems. I hope that she has better luck than I did because with the ongoing noise from the light rail project as well as cars that think we like to hear this noise, it’s getting harder to keep the windows open at night, especially when we don’t have air conditioning. Bill: Every night 10-11 p.m. (7 days a week) there seems to be an extremely noisy car rally/race in the area south of us. I have reported this to police division 55. The officer has indicated that they will monitor the area. At least one other person in the building has been concerned about this. I provide this for your info. | Electric door actuators have been installed on the two doors in the east hallway. This was requested by the Residents Association in a submission to M&R 20 January 2020. It is understood, however, that the actuators have been installed because the front door may sometimes be unavaiable during repair of the front patio roof (which may take some time at the current rate of progress). |

It was learned recently that resident Fran has spent considerable time and energy (and garbage bags) in picking up litter from the
patio, as well as in sweepiing up winter débris, to make the patio more liveable for all of us. She has also, with some help from friends, added soil and planted flowers in the garden at the corner of the pool. On behalf of all residents, and especially the Garden Enhancement Committee, our thanks to Fran and Friends.

At 3 PM Thursday 13 May 2021, Arnold phoned to say that there was a pop-up covid19 test clinic (2 TTC busses) parked in the #65
driveway. Investigation revealed that the clinic was open to anyone who wanted a test from noon to 6 PM. Having received no notice of
this, an email was sent to Wynford Tower resident to advise them of the clinic. At 4:30 PM yours truly went for a test. There were no
customers around, and I was tested immediately. The attendant then told me that I was customer # 26, and gave me 8½x11 notices of
the test clinic and of a vaccination clinic open to everyone 18+ at Thorncliffe Park Community Hub until 8 PM the same day. So
another email was sent to Wynford Tower residents. No idea how many people took advantage of the unannounced vaccination. In a catchment area of a dozen high-rise residential buildings with over 5000 residents, it seems wasteful of equipment and personnel to open a clinic for 6 or 8 hours with no prior notice. |

In response to a phone call to Rogers in late April, a technician arrived Saturday afternoon 1 May 2021. He checked my TV and
cable box connections and the connection coming into the apartment. He concluded that the problem is the Rogers signal, which
has to be repaired by the maintenance department (same as they told us 2 months ago). He will report the problem. Stay tuned. |

At last Friday's Kaffee Klatsch, Joyce mentioned that she has pigeon spikes on her balcony, purchased at Canadian Tire. This
approach seems to offer the advantage over netting in that there is no impediment to leaning out to take a photo, etc. An internet
search of Canadian Tire found the product no longer available, but Birds Off by Bird-X Inc. is available at Home Depot at $49.43
plus HST for a 10 ft length. The product was purchased and has been installed. The instructions say to use outdoor industrial glue, but I used double-sided tape. We'll see how it stands up. This will probably keep pigeons off the railing, but they can still fly onto the balcony. Time will tell if that becomes a problem. The order with Pigeon Busters for netting will be cancelled.

Begin forwarded message: Costly NEW AREA CODE: READ AND PASS ALONG 809 Area Code. We actually received a call last week from the 809 area code. The woman said 'Hey, this is Karen. Sorry I missed you- get back to us quickly. I have something important to tell you.' Then she repeated a phone number beginning with 809. We did not respond. Then this week, we received the following e-mail: Do Not DIAL AREA CODE 809, 284, AND 876 from the U.S. or Canada. THIS IS VERY IMPORTANT INFORMATION PROVIDED TO US BY AT&T. DON'T EVER DIAL AREA CODE 809 This one is being distributed all over the US ... This is pretty scary, especially given the way they try to get you to call. Be sure you read this and pass it on. They get you to call by telling you that it is information about a family member who has been ill or to tell you someone has been arrested, died, or to let you know you have won a wonderful prize, etc.. In each case, you are told to call the 809 number right away. Since there are so many new area codes these days, people unknowingly return these calls. If you call from the U.S. or Canada , you will apparently be charged a minimum of $2425 per-minute. And you'll also get a long recorded message. The point is, they will try to keep you on the phone as long as possible to increase the charges. WHY IT WORKS: The 809 area code is located in the Dominican Republic . The charges afterward can become a real nightmare. That's because you did actually make the call. If you complain, both your local phone company and your long distance carrier will not want to get involved and will most likely tell you that they are simply providing the billing for the foreign company. You'll end up dealing with a foreign company that argues they have done nothing wrong. Bill, Thanks for keeping the tenants informed, it's very much appreciated. Could you perhaps next week make a note that since the mass vaccinations for seniors in this building have taken place there seems to be people not wearing their masks in the lobby. Maybe those who were vaccinated don't understand that they are still vunerable for several weeks, also if the postal service observes this, mail delivery may be temporarily suspended. As Covid 19 drags on, and now we have the new variants to deal with, hopefully everyone understands the continued gravity of the situation, and will pause for a moment and slip on their mask. parts to fix the problem. The agent (the most helpful one to whom I have spoken) said that it should take less than a month to resolve the problem. Stay tuned. |

On Thursday 26 March 2021, Red Cross people came door-to-door in Wynford Tower to register anyone who wished to be vaccinated
on Tuesday, 30 March 2021. No appointments were given. Those who did not register that day were invited to give their information
to the office by noon Sunday. On Tuesday 30 March, notices were posted saying that vaccinations would be available only to those 50+. Later another notice was posted saying only those 70+ would be vaccinated. The notices said that vaccinations for #75 would be given in the morning, and for #35 in the afternoon. No location was given, so it was assumed that the clinics would be in each building. People who had registered to be vaccinated in their apartment were vaccinated by people who came to their doors, but others were not contacted. At some point it was discovered that all vaccinations were to be given at #75, but no notice to that effect was posted. At this writing, it is not known how many people managed to be vaccinated. |

The Ontario guideline rent increase for 2021 is 0% (ref Ontario.ca/Ontario Residential Rent). Above Guideline Increases (AGI) of rent, however, are applicable. M&R applied in January for a 3% AGI, to take effect starting 1 May 2021 (90 days after the application was filed). Thus tenants whose rental year starts before 1 May 2021 will have no increase in rent until 2022. Tenants whose renewal date is 1 May or later in 2021 will be asked to pay a 3% rent increase. In 2022, assuming that the pandemic is over, rent increases will be whatever the 2022 guideline is plus 3%. Based on the last AGI event, tenants have the right to refuse an AGI rent change until the application has been approved. Then, the amount approved will be owing from the date of the first renewal on or after 1 May 2021. |
| A phone call to Rogers Wednesday 10 March 2021 resulted in a technician calling to say that the maintenance crew can take up to 4 weeks to complete a work order. The maintenance work order was entered about 25 February 2021, so if the lobby watch channel is not working by the end of March we should call Rogers again. |

Yesterday, Monday 22 February 2021, thanks to a reminder from Lori, Rogers was contacted to complain about the lobby watch TV
channel (988) not working at Wynford Tower. An appointment was made for a technician to come and check it out. At 3 PM a Rogers
technician called to say he was in the building checking on the problem. As of 8:30 AM Tuesday 23 February 2021 the channel is
still not working. Stay tuned. 2 PM 2021.02.23: The lobby channel is now working in some apartments, but with hash in the picture similar to when it started to go bad some months ago. An on-line request has been submitted to Rogers asking that the channel be fixed to the way it was before it began to fail some months ago. Thursday 18 February 2021, a message was sent to M&R via the Contact Us submission on the Tenant Services page of the M&R
website, asking that the hallway temperatures on floors 8 to 26 be at room temperature, the same as those on floors up to 7.
No reply has been received, nor is expected. There might be more action if tenants from all of the affected floors submit a Tenant Service Request on the M&R Tenant Services page at M&R Tenant Services, requesting that the hallway ventilation be at room temperature, the same as in the hallways up to the 7th floor. |
| About 9:30 Wednesday evening 10 February 2021 a couple of volleys of gunshots were heard on the south side of Wynford Tower. The CBC news at 7 AM Thursday mentioned gunshots and 2 or 3 cars fleeing the previous evening in the Wynford Heights area. Residents reported seeing activity and cars leaving the parking lot of the hotel across the street. No further details have been discovered. |

After enjoying comfortably warm hallways so far this winter, it was discouraging to find the hallway temperatures frigid since
late January. The superintendents explained as follows, "The Hallways vents are just repaired last week because we received some of the tenants complaining about the vents not working and there’s no air coming out. So now its fully working." Unfortunately the ventilation air supply to the hallways of floors 8 to 26 is unheated (on the floors up to 7 it is at room temperature). Therefore those of us on floors 8 to 26 must again wear a parka to take garbage to the chute. The problem has existed as long as any tenant can remember, so is presumably caused by a design fault in the heating and ventilation system. It is concluded that those who live on floors 8 to 26 must either enjoy comfortable hallway temperatures without ventilation, or live with frigid temperatures in order to have ventilation for those who want it. |

| It was learned recently that Cecil Boyce of 2604 and Robert Despaties of 2002 passed away recently. No details are available at this time. |

On Tuesday 26 January 2021 the hot water at Wynford Tower was normal at breakfast, tepid at lunch, cold at supper and bedtime,
and hot Wednesday morning. No information as to what happened, but we are grateful to whoever fixed the problem while we slept. |

A resident complained recently that the chairs in the laundry lounge have been removed, making it uncomfortable for residents
waiting for their laundry. It is assumed that this was done in response to COVID19 lockdown regulations. At a recent visit to a
medical clinic, however, chairs were in place, 2 metres apart. In an effort to determine whether the chair removal is required by
lockdown regulations, 311@toronto.ca was contacted. Their reply, received within hours, is below. A brief review of this
information did not reveal whether the chair removal is mandated by lockdown regulations, although the requirement for frequent
cleaning may be a reason. Thank you for contacting 311 Toronto Toronto City Council approved temporary amendments to Chapter 354, Apartment Buildings bylaw in response to COVID-19. The amendments include COVID-19 health and safety measures that need to be taken by apartment building owners and operators, such as providing hand sanitizer in common areas, keeping non-essential common areas closed, cleaning frequently-touched surfaces, and posting Toronto Public Health signage. Monday, 4 January 2021, Glen's daughter took the following photos of water leaking through the recently renovated front patio
roof. It is to be hoped that there was a warranty on the roof repairs.

In response to Lydia C's email, photos were taken of the SB garage ceiling. In the area of parking slots 171 to 176 the ceiling
was missed during garage renovations in 2019. Some of the photos are shown below.

It is interesting about the patio ceiling as we've reported the same issue with pieces of the ceiling in part of the P2 parking months ago. Unfortunately, their solution was only to have us move our car to a different parking spot instead of having the ceiling fix so it remains a safety issue (along with the uneven floor on that level which we also reported and the fix was only to put yellow tape in some areas, tape which is now mostly gone). It would be great if better attention to general safety hazards was to take place. We've also expressed concerns about the moldy smell in P2 but nothing has been done as far as we know and it still often smells like something died in there... Lydia |

At supper hour Wednesday 30 December, a piece of the front patio ceiling fell as a resident passed nearby. The piece that fell
measured 6x5x1½ inches, so it could cause serious injury were it to fall on someone's head. The northwest corner of the patio has been cordoned off, until repairs can be effected.

| 20 August 2020 it was reported that the new canopy over the east entrance had no roof. Since then, a roof has been installed on the canopy. Together with the side slats, considerable protection from the elements is now provided. |
